Custom Home Builds
Custom Home Builds in Burlington, Oakville, and Mississauga
Whether you already have a lot or are just starting to think about where to build, EverOak manages the entire process across Burlington, Oakville, and Mississauga: design, permits, financing support, construction, and post-build maintenance.
Building a custom home is one of the most significant things you will ever do.
It should also be one of the most rewarding. We manage the entire process, from design and permits through financing support, construction, and the years after handover, so you stay informed and involved at every decision point without having to coordinate a dozen people yourself.
What's Included
What a custom build actually includes
A custom home is not a model home with a few upgrades. It is designed entirely around how you live, built from the ground up on a lot you choose.
-
Lot sourcing & evaluation
Don't have a lot yet? We evaluate properties across Burlington, Oakville, and Mississauga for buildability, zoning, and fit with your goals before you commit.
-
Architectural design
Your floor plan, elevations, and details are developed specifically for your lot and your life. Nothing is pulled from a template.
-
Permits & approvals
We prepare all permit drawings, handle the application, and coordinate with the municipality. This is the most confusing part of a build for most homeowners, and we take it off your plate entirely.
-
Full construction management
We manage every trade and every phase of construction. You have one point of contact from excavation to final inspection.
-
Tarion new home warranty
EverOak is a Tarion registered builder. Your home comes with Ontario's mandatory new home warranty covering materials, workmanship, water penetration, and structural defects.
-
Post-build support
Our relationship doesn't end at handover. We offer ongoing maintenance support, so if something comes up after you move in, you have someone to call.
From finding a lot to moving in
Most builders expect you to show up with a lot in hand. We work with you from the very beginning.
-
Research & Lot Search
We look at size, zoning, setbacks, services, and neighbourhood context before recommending a property. A lot that looks good on a listing can carry constraints that limit what you build, and we identify those upfront.
Estimated duration: Weeks 1–4 -
Design & Planning
A collaborative process. We want to understand how you actually use your home day to day before anything goes on paper. The design grows from those conversations.
Estimated duration: Months 1–4 -
Permits & Approvals
Drawings, site plans, lot grading, and coordination with multiple departments. We prepare everything and manage the back-and-forth with the municipality.
Estimated duration: Within design -
Construction
Construction is managed end to end: every trade, the schedule, and any issue that comes up on site. You are involved in decisions. You are not involved in logistics.
Estimated duration: Months 6–22 -
Handover & Ongoing Support
A full walkthrough, every outstanding item addressed, Tarion enrollment, and the keys. We walk you through your systems and finishes so you feel completely confident, and we stay available for maintenance afterward.
Estimated duration: Months 22–24
From a lot to a life, managed by one team.
The people who design your home are the same people accountable for building it. No handoff between firms, and no gaps where things go wrong.
The Money Side
Construction financing and mortgage support
New construction works differently than buying an existing home. Rather than a single mortgage at closing, construction financing typically works in draws, releasing funds at set milestones as the build progresses.
Most homeowners have not navigated this before. We help you understand the process, coordinate draw schedules with your lender or broker, and support you through the mortgage transition at closing. The financial side should be as organized as the construction itself.
The Difference
What makes EverOak different

We cover the full journey
Lot sourcing, design, permits, financing coordination, construction, and ongoing maintenance. Most builders start at design. We start wherever you are.
-
One team, start to finish
The people who design your home are the same people accountable for building it. There is no handoff between a design firm and a construction company, so there are no gaps where things go wrong.
-
Certified & warranted
A licensed builder and OHBA member. All new builds are enrolled with Tarion. You build with someone who stands behind their work.
-
Transparent pricing
A detailed proposal before anything starts. If scope changes, you hear about it immediately with a clear cost impact. No surprises at the end of a build.
Where we build
Custom homes across the Halton and Peel regions.
Custom build questions, answered
No. We help clients find and evaluate lots across Burlington, Oakville, and Mississauga as part of the custom build process. If you already have a lot, great. If not, we can help you find the right one.
Every custom home is priced to its own scope — square footage, finishes, lot conditions, and site servicing all move the number, so a single per-foot figure would be misleading. We give you a detailed, transparent cost breakdown after the initial consultation and site review, before any commitment. Land is a separate cost.
Most custom builds take between 18 and 24 months from the start of design to handover. The design and permit phase typically takes 4 to 8 months, and construction runs 14 to 16 months depending on size and complexity.
We do. EverOak prepares all permit drawings, submits the application, and manages the process with the municipality from start to approval. You do not need to deal with that separately.
Tarion is Ontario's new home warranty program. It covers defects in work and materials, water penetration, and structural defects for set periods after occupancy. EverOak is a Tarion registered builder, so all new home construction is enrolled and covered.
Yes, and we encourage it. The design process works best when we understand how you actually live. You will be part of decisions about layout, materials, and finishes. You are involved in the choices; we handle the execution.
Our core service areas are Burlington, Oakville, and Mississauga. We take on select projects in surrounding Halton and Peel communities. Get in touch and we can confirm whether your location works.
